Please take some time to review the list below which highlights some of the most frequent reasons for rejection for most dealings. Please check your documents against this list before submitting same to minimise the risk of rejection.  

• Documents not dated.
• Not affixing the seal of companies where required
• Not stating the occupation of parties to the document.
• Not initialling all amendments.
• Not stating the tenancy of the transferees.
• Not stating the date of birth or age of student.
• Not maintaining consistency of words and figures.
• Not submitting original or certified copy of required documents.
• Not submitting the Release of restrictive covenants where applicable.
• Not submitting the County Clerk Certificate.
• The correct volume and/or folio number(s) not being stated.
• Not stating the capacity of the person(s) signing on behalf of corporations.
• Not stating the capacity of the witnesses in attestation clause.
• Not complying with section 152 of the Registration of Titles Act.
• Not submitting the original Agreement for Sale and Transfer Tax Certificate.
• The name(s) of the parties in the document not being consistent.
• Mortgage(s)/caveat(s) is/are outstanding.
• Power of Attorney being revoked.
• Complete address of parties not being stated.
• Certificate from the relevant incorporating body of Companies to the effect that the company is still in existence not being submitted.
• Inconsistent name of parties with that on the Certificate of Title. 
  Description of land in documents inconsistent with that on Certificate of Title.
